Every home requires maintenance; sometimes its weekly, monthly, quarterly, or even annually, and some things only need to be addressed once every few years. Ideally, every home should have some kind of schedule, it is important to every home’s upkeep.
A preventative maintenance schedule helps prevent breakdowns, saves you money and keeps your home at its best. With over 20 years in technical trades, you can trust me on a variety of utilities and trust that not all will have the exact same maintenance requirements, so there’s no “one size fits all”. Work is done per manufacturer recommendations, there are some things that work universally, but most manufacturers have their own recommendations, and sometimes sole-proprietorship takes place and you need to adhere to their specifications.
Beyond the standard maintenance there are also those “honey-do”. Let me come help you tackle these problems. I offer free consultation remotely, if you have multiple things you want looked at and would like a site visit, I can do that for a small fee depending on the work needed at the time and then we can discuss other projects and bids. I also offer service contracts where I can come out monthly or even quarterly to look over your residence and discuss issues already present or needing attention in the near future.
Here is a standard breakdown of fees, estimates will be given per job;
Removal services requiring a dump run range from $50-$75 an hour. This covers dump fees, gas, labor and tool use necessary.
Removal services requiring just tear down and leave on site range from $30-$50 an hour. This covers gas, labor and tool use necessary.
Water Heater flush- $65, consists of conducting a standard flush, full inspection of system and logging procedures, which also consists of testing components like pressure relief and supply valves. Any repairs needed will be a separate bid per job.
Water filtration Inspection and cleaning: $40- Consists of cleaning filters and testing valves. Any repairs needed will be a separate bid.
HVAC inspection and cleaning: $60- Consists of annual cleaning, inspection and testing of components. *I AM NOT EPA CERTIFIED, should you have a leak in the system, a refrigerant technician will be required additionally.
Swamp cooler maintenance: $50 to startup or winterizing- Spray and scrape the bottom to clear debris. Clear spiders (tubing over pads) with a coat hanger wire or similar to break off any calcium build up that may obstruct flow. Clean off pads, or replace them, inspect drain plug, float, supply valve and pump for operation. For winterizing: covering the unit will help preserve the pads, but you could just pull your drain plug and shut off main water supply to unit if you like to replace pads annually.
Electrical maintenance: $40 an hour, Electric produces heat, heat expands and softens metal, with that, at least once a year it is worth having terminals tightened up on the thermostat and even the main panel.
Testing outlets for proper wiring and updating circuit breaker labeling can help in the long run, should you lose power or need a part of your home isolated for safety reasons.
Keep in mind, all equipment has a lifespan, and even a shelf-life. With that, some things becomes obsolete all too quickly so there is a constant change in most fields, and while I try to make it a point to continue to grow on learning these, sometimes it is hard to keep up and some things may take longer to investigate and correct given the age and availability of relevance to the equipment.
